Many people who have contacted me about Big Bear lakefront homes have ultimately decided to purchase a property that is not on the lake.
 
The most common reason is value. Lakefronts, being the most desirable properties in Big Bear, are considerably more expensive than properties not on the lake.

Many clients, after looking at lakefronts in a given price range, who then look at properties in that same price range that are not on the lake, are surprised how much more they can buy if they concede to move inland. Simply put, for the price of a much older, smaler lakefront home, you can most likely find a home with two to three times the square footage in a premier neighborhood with upgraded, contemporary amenities that shows like new.
 
Ultimately, there is nothing like being on the lake. But at the end of the day, if the lakefront property you dreamed of does not appear to be attainable, it might be worthwhile to look at properties off the lake.  You might be surprised what you find!
