Latest Big Bear lakefront home saleThe streak continues! The 10th Big Bear lakefront property sale in 2012 has closed escrow. Compared to just 16 lakefronts to have sold in all of 2011, we are well ahead of pace to surpass last year's mark - especially considering that traditionally, our busiest months for lakefront sales are still ahead of us.

This latest sale, 38797 Condor, was a 3 bed, 2 bath, 1998 square foot, deepwater Big Bear lakefront cabin built in 1981. With no garage, on a sizable but sloped lot, and being somewhat dated, this house listed and sold at $869,000. It was a cash sale and the home was only on the market for 2 days before selling at full price. The quick listing period and full price offer on this home suggests that perhaps at a slightly higher list price and with some more time on market, the sellers may have had a higher sale price.

Big Bear lakefront real estate - viewAfter this sale, currently, there are only 25 lakefront homes for sale. This inventory of listed lakefronts is very low for this time of year. Usually heading into the summer, we'll see 30 to 35 Big Bear lakefront homes for sale with inventory peaking in July at about 40 to 45 properties. With so few homes for sale and with lakefront home buyer demand much higher this year, it might be that sellers may have a more balanced position in the market heading into the summer months.
