Big Bear waterfront closingSeems like we're seeing a spike in lakefront closings lately, which makes sense as summer is the season where real estate interest near the waterfront tends to peak.

This latest closing, 40180 Lakeview Drive, is a 5 bedroom, 5 bathroom, 3903 square foot home with a 3 car garage, 60 feet of lake frontage, on an 11,000 square foot lot complete with boat dock. Listed at  $1,249,000 and selling at $1,200,000, this home closed at $307 per square foot after 101 days on the market. 

Being a former bed and breakfast, this home had a somehwat unusual floor plan in that each bedroom ís a suite. Built by local Bill Kawa, you can rest assured the home has good bones. Minus some updating, this property appeared to be in good condition.

Big Bear LakeviewAs predicted, it is looking like 2013 will end up being another strong year for lakefront sales. One interesting difference between this year's lakefront sales and last years is that 2013 has only seen one sale over 1.375M, whereas last year, there were 5 sales over 2M with one of those closing at over 3M. Why the absence of higher end lakefront sales? From what I can figure, I think it has something to do with the absence of listings in the 1.5M+ price range.

Currently, there are only 19 lakefront homes for sale in Big Bear. Comparatively, at this point last year (a record year for sales)  there were 26 lakefront listings and in 2011 there were 37 listings. So with so few lakefront currently for sale and with buyer demand still high, the market is poised to stay strong throughout 2013.
