At 2 bed, 1.5 bath and 1142 square feet, the home is that "cozy cabin" size that many buyers are looking for in a modest mountain home.  The home itself is dated and could use some updating, but the authentic rock fireplace and open beamed ceiling are classic Big Bear and the cornerstone of this property's autheticity.

The lot is sufficient at 6210 square feet and has a depth of about 140 feet and about 40 feet of lake frontage. The house sits towards the street side of the lot about 75 feet from the water and is further from the water than its neighbors. Being that the current building setbacks require being only 15 feet from the lake's high water mark, this home sits further from the water than required. That being said, the view is still decent from this home through the Jeffrey pines that dot the shore line. Also, because the house is close to the street, there is a sizable backyard.

Because of where the current home sits on the lot, there may be the potential to build a new house closer to the lake and use the existing cabin as a guest house. Again, the City of Big Bear Lake's building department has guidelines for doing so. So if that is a consideration of purchase, I would suggest contacting the building department in that regard.

It was approaching sunset and the setting was magnificent!

There is always an affinity for finding that vintage Big Bear cabin in a waterfront setting, so this property probably will sell fast. And although this home has plenty of room for upgrades inside and out, it has the basics, some classic features, and a benefical location that make it well worth consideration.
