After a drought of high end sales in the Big Bear lakefront real estate market, this year has started off with a significant increase in buyer activity in the 2M dollar plus price range.

Listed at 2.65M, this estate built in 2009 is a spacious 6 bed, 6 bath, 5000 square foot waterfront masterpiece. Its vertical barnwood siding and metal roof give it a unique, mountain look. Of course, this house has the typical high end appointments one would expect in this price range along with over $200,000 in electronics upgrades, including remote access security cameras.  

The home is situated on a 33,000 square foot relatively narrow lot, with most of that space putting distance between the main road and the estate itself. Although this gives the home more privacy from the street, it still makes for small setbacks from the two adjoining lots. If these lots are eventually built on, the property might have neighbors in close proximity.

North facing, sitting in a slight cove offering wind protection, but with expansive, panoramic views of Big Bear Lake and the surrounding mountains, this is certainly one of the better waterfront locations I've encountered in previewing all the current Big Bear lakefront homes for sale.

This pending lakefront joins two previous closed lakefront sales so far this year with list prices of over 2M. The two previous sales had list prices of 2.39M and 3.25M and closed for 2M (1.85M plus $150,000 for furnishings) and 3.25M (full price) respectively. Before these sales, the last time a Big Bear lakefront home sold with a list price of over 2M dollars was in October of 2009.

Will this luxury lakefront purchasing trend continue heading into summer? There's no way to know for sure. But it seems like the Big Bear lakefront real estate market is continuing to significanly outpace last years numbers heading into what is usually our busiest seasons for Big Bear lakefront home sales - the summer!
