The latest sale is 39635 Lake Drive, a 3 bed, 2.5 bath, 2372 square foot lakefront with a 2 car garage. This property's 10,631 square foot sloping lot faces Holloway's Marina. This Big Bear lakefront was listed at $799,000 and sold for $745,000 after 765 days on the market. Selling at $314 per square foot, this home sold at well below the 2012 lakefront average of $377 per square foot.
A reason why this Big Bear lakefront sold for less than average value may be due to its proximity to Holloway's marina. The dock belonging to this property is quite close to those of the marina. As well, this house is situated so that it is set back from the lake and has a limited view of the water. Also, the home itself was partially remodelled but could use additional updating.
With record sales so far this year and only 31 Big Bear lakefronts for sale heading into the 4th of July weekend, the Big Bear lakefront real estate market is looking stronger than it has in years. There's no way to know for sure, but this is looking like the turn in the lakefront market we've been waiting for.
