In a same month comparison, Big Bear home sales jumped a whopping 24% this January as compared to January of 2016.

While the number of sales showed significant gains, prices stayed steady with the average and median sales prices rising slightly to $313,006 and $237,500 representing gains of 1% and 2% respectively. The average and median prices per square foot also remained steady both rising slightly to $207 and also representing gains of about 1% and 2% respectively.

The average days on market dropped slightly from 116 in January 2016 to 105 this January and the sales price to list price ration stayed steady at about 97%.

With Big Bear homes sales up, the inventory of homes for sale has continued to stay low.

There are many positive forces in the market currently that suggest a continued positive outlook for the Big Bear real estate market. With this being our snowiest winter in many years, we have seen a huge increase in the number of visitors to our valley. This is likely the reason for the increase in January home sales. In addition, the above average precipitation has already added several feet to Big Bear Lake's water level with the majority of runoff expected to come during snow melt this spring. These two weather related trends are likely to result in a stronger market in 2017 than would be otherwise.
