Selling at $488 per square foot, this home sold at well above the 2013 average of $140 per square foot and well above the 2013 average sale price of $1,005,000.

This home originally listed in August of 2009 at just over 2M and was on-and-off the market for the past 3 and a half years, slowly lowering its list price to $1,497,777 at which it finally sold for 1.375M.

The log home architecture of this property has very detailed wood accents resulting in the lodge feel that so many buyers are looking for. There are amazing views of the lake from the livingroom and master bedrooms. There is a garage that is not accessible by car that serves as a spacious storage area and there is a very nice outdoor built-in kitchen and barbeque area complete with a pizza oven. There is also a putting green and spa area as well. Two drawbacks to this property is that the yard is all stone (no grass area for the kids) and although the property has dock rights, it did not actually come with a dock.

As the 13th lakefront sale this year, we are well behind the pace of last year as far as number of lakefronts sold. But being that 2012 was a record year for waterfront sales, it makes sense that we would see purchases of lakefronts in Big Bear slow down somewhat in 2013. We have averaged 22 sales per year of Big Bear lakefronts since the market downturn in 2007. With 6 lakefront properties currently in escrow and five months left in the year, I would imagine we will exceed that number by year's end.
