Big Bear Lakefront Real Estate sale #2The second Big Bear lakefront home to sell this year is 155 Lagunita Lane. Listing at $799,900, a bidding war ensued resulting in an eventual sales price of $815,000. This unique lakefront R-3 zoned multi-unit property was comprised of two cabins; a 2 bedroom, 1 bath cabin and another 2 bedroom 1.5 bath cabin with a garage. In total, the property was 4 bed, 2.5 bath and 2000 square feet on a 10,830 square foot lot with the sale including a boat dock.

It is unusual to see a multi-unit lakefront property sale as there aren't very many waterfront properties that are R-3 zoned on Big Bear Lake. The one main drawback of this property was its location. Sharing a fence line with one of the larger time share developments in Big Bear, Lagunita Lodge, these cabins are short on privacy and are likely subject to some noise during the busy summer months.

The silver lining to this location, particularly at this price, is that it is situated on the main body of Big Bear Lake. When water levels are low and lake levels are receding, one will always be able to move their dock to deeper water.

Overall, at $815,000 this is a nice value as evidenced by the multiple offer bidding war on this property. The buyer demand is there for lakefront properties. But with only 15 Big Bear lakefronts currently listed, the supply to choose from is thin. This dynamic should keep prices rising throughout 2014.
