Castle Glen Estates
Castle Glen Estates is among the most desirable and impressive neighborhoods in Big Bear. Castle Glen is a knoll protruding from the otherwise flat floor of Big Bear Valley. Because of this, there are spectacular views from many Castle Glen locations in all directions. From amazing sunset views over the lake, to morning sunrises over the eastern high desert, to ski slope views of both Snow Summit and Bear Mountain, Castle Glen is one of the more scenic areas in Big Bear. This area used to be an eagle preserve before being developed. As part of the development agreement, there are spacious open space areas within the Estates with many homes backing to these forested areas.
Developed in the early 2000s, most of the homes found in Castle Glen are newer log home construction and around 3000-4000 square feet in size. Homes usually range in price from $500,000 - $2,000,000.

Here are some mid-year market numbers for Castle Glen Estates comparing 2012 sales to those so far in 2013.

These market gains are being driven by simple supply and demand. There has been a significant increase in the number of people looking to buy Big Bear property while the number of homes currently for sale in Big Bear is near record lows.

Castle Glen Estates 2012 Market Report
Number of Sales: In 2012, Castle Glen Estates saw the fewest number of sales since the neighborhood's development. In most part, this was due to the number of homes for sale having diminished over the last few years. With so few homes for sale in Castle Glen, buyers had a difficult time finding the right property to suit their wants and needs.
Average and Median Sales Price
Both the average and median sales prices of Castle Glen homes declined in 2012 after two previous years of growth. Currently, sale prices are at 2004 levels but remain slightly higher than their lows in 2003. Price declines in Castle Glen Estates have been similar to those in the overall Big Bear real estate market. The least expensive sale in 2012 in Castle Glen was $440,000 while the highest was $1,062,000.
Average and Median Price Per Square Foot
The average and median price per square foot of Castle Glen homes has remained relatively constant over the past three years staying between $208 an $228. Not unlike overall prices in Castle Glen, the price per square foot measures showed slight increases over the past few years before declining this year. The lowest price per square foot for a Castle Glen homes sake this year was $185 while the highest was $221.
Average and Median Days On Market
In 2012, it took about 165 days for the average Castle Glen Estates home to sell. This was a significant improvement over 2011 and along with the low number of homes currently for sale in Castle Glen Estates, hopefully this is a sign of better market news in 2013.
