116 Round Drive, a 3 bedroom, 2 bathroom, 1410 square foot cabin on a 8260 square foot lot, listed at $850,000, went into escrow after only 8 days on market, and sold for full price after a 42 day escrow as a cash purchase. This home was in a somewhat shallow cove but in a desirable area on the lake. The home did not have a garage but did come with a boat dock. One of the features I really liked about this home was the gently sloped, northwest facing, grassy back yard. Seemed like a nice place to relax lakeside.

116 Round Waterfront SaleSelling at $603 per square foot, this home closed at well above the 2013 average sale price of $445 per square foot. In comparison, the average price per square foot for all lakefront sales in 2012 was $371. This represents an impressive 20% increase in this price measure year-to-date!

The first two-thirds of the year has certainly started off on the right foot. I am looking forward to seeing what the last third of the year brings!
