Pulaski lakefront water viewThe streak of homes selling over 2 million dollars in 2012 continued with 350 Pulaski, a 5 bed, 4.5 bath, 6000 square foot deep water lakefront home, closing at $2,400,000 at a value of $400 per square foot. This fully landscaped 24,552 square foot lot offers one of the nicer waterfront settings on the lake.

Features of this lakefront property include a two car garage, a built in outdoor spa, an indoor sauna, a private sand beach, media room with projector, remodeled kitchen with grantie and sub-zero appliances, separate guest quarters, an indoor/outdoor audio system integrated throughout the property's grounds, and a triple slip dock with electric, water, and CAT 5 internet wiring.

Big Bear Lakefront Sales over 2 Million DollarsUntil this spring, there had not been a Big Bear lakefront home sale over 2 million dollars since October of 2009. After over 2 years of sales absent in this price range, we have had 3 so far this year, with one of those sales being over 3 million dollars. As well, there was a sale at 1.85 million in which there was a side agreement to purchase furnishings for $150,000. I consider this a 4th 2 million dollar sale.

Properties selling in the higher price range on the lake is just another sign that the Big Bear lakefront real estate market is in recovery mode. Hopefully sales will continue strong for all lakefronts while the number of Big Bear lakefront homes for sale stay relatively low as they have been. If these two dynamics persist, we should see prices start to appreciate more significantly.
