Comparing Octobers

Although the number of Big Bear home sales slowed slightly in comparing October 2014 to October 2015, all price measures continued to show decent appreciation.

The number of sold Big Bear homes slid from 126 closings last October to 116 this October representing a 9% decrease in sales.

The average sale price rose from $286,458 last October to $300,336 this year representing a 5% increase. Meanwhile, the median sale price of Big Bear homes rose from $216,250 to $240,000 representing an 11% rise.

The average price per square foot rose from $184 in October 2014 to $204 this October representing a 9% increase while the median price per square foot rose from $181 to $189 for a 4% increase.

The average Days On Market (DOM), the number of days a Big Bear home was listed for sale before selling, rose slightly from 90 days last October to 110 days this October. The sales price to list price ratio of sold Big Bear homes rose slightly from 96% to 97% as sellers are conceding just 3% off their list price on average in negotiations.

Year-to-Date Comparison

Big Bear homes sales have increased so far this year as there have been 975 sales year-to-date while 2014 saw 860 sales during the same time span last year. This represents a 13% increase in number of Big Bear homes sold.

The average sale price year-to-date is $284,238 which is 5% higher than 2014's $271,484 average during that same time period. The median sale price rose as well from $200,000 last year to $222,400 this year for an 11% increase.

The average price per square foot so far this year $193, 4% higher than 2014's $185. The median also showed appreciation as it rose from $175 last year to $185 this year for a 6% increase.

The average DOM rose from 93 days last year to 109 days this year. The average sale price to list price ratio rose from 96% to 97%.
