In the first quarter of 2012, there were 7 lakefront sales and there are currently 4 lakefront homes in escrow. In comparison, there were only 3 lakefront sales in the first quarter of 2011 and only 16 all last year. So I am comfortable stating that we are on pace to far surpass the number of lakefront properties sold last year.

You’ll note from the price comparisons below that sales so far this year have exceeded last year in average and median sales prices. In contrast, the average and median price per square foot has decreased. These indicators reflect the fact that several larger properties have sold so far this year pushing the sale prices upward while resulting in lower price per square foot values.

Ultimately, I get the feeling this fast start bodes well for the Big Bear lakefront real estate market this year,
