As summer fast approaches, we are seeing increased buyer interest in Big Bear lakefront homes for sale. The latest waterfront property to close, and the sixth lakefront home sale so far this year, is 381 Delaney Court.
This lakefront home listed for $998,000 and sold for $989,000 and was only on the market for 4 days before going into escrow. This property came mostly furnished and included an upgraded double-slip boat dock which included a high-end hydaulic boat lift. The home itself was in excellent condition and included spacious decking overlooking the lake and a roomy three car garage. There was also an additional foundation for another two car garage located on the property.
At 3 bedrooms, 2 bathrooms, and 1911 square feet, this home sold for $518 per square foot. This brings the average price per square foot of all sales so far in 2013 to $446. Compared to the 2012 average price per square foot of $388, this year has seen a 15% increase in this price measure.
Although the pace of sales has somewhat slowed compared to last year, price measures are showing signs of continued improvement. With the economy also showing strong signs of recovery and interests rates remaining near record lows, I would expect Big Bear lakefront real estate to continue its long climb back to their peak prices from 2006/2007.
